MITEK Systems became concerned with future growth plans after learning that a new anchor tenant with heavy parking needs had executed a lease for the remaining office space in their Kearny Mesa HQ building.

MITEK requested Miller’s guidance to provide a creative solution for future office space flexibility. Their goal was to grow into more space while keeping their monthly rental costs in line with what they were currently paying, which were well below existing market rents. Furthermore, MITEK strongly desired to relocate their office to an innovative & creative office environment in Downtown San Diego.

ServiceNow, a rapidly growing technology firm, needed to expand their headquarter space. To complicate matters, they had several years remaining on their existing lease term, future expansion was landlocked by an adjacent tenant, and existing parking was not adequate. By leveraging the economic terms and benefits offered from other landlords, ServiceNow achieved significant concessions and a rental rate reduction of over 45% their previous rate by relocating to a superior project in a neighboring submarket.
